Dunwoody

Dunwoody's 1970s and 80s subdivisions are hitting the age where the original roof is on its second or third layer and the masonite siding has gone soft at every butt joint. Both are jobs we do weekly.

Re-siding here is usually a water-management fix disguised as a cosmetic one. We strip to sheathing, replace what's rotten, correct the housewrap and window head flashing, and then hang fiber cement or cedar so the wall stays dry for the next thirty years rather than the next three.

The lots slope hard toward the back on a lot of these streets, which makes for tall, multi-level decks. Those get bigger footings, flashed ledgers, and railing built to hold a crowd, because that's what they end up holding.
